AGNC Investment Corp. has seen its share price slide sharply over the past several weeks, and technical indicators suggest the decline may not be over. The mortgage real estate investment trust (mREIT) has now fallen for eight consecutive weeks, reaching its lowest level since late September. The stock is down 23.4% from its 52-week high, pushing its dividend yield to an eye-catching 17%.
Rising mortgage rates pressure AGNC's portfolio
AGNC invests primarily in agency mortgage-backed securities (MBS) backed by Fannie Mae, Freddie Mac, and Ginnie Mae. The company uses leverage to amplify returns, with a portfolio valued at over $97.2 billion and a leverage ratio of 7.4x as of its last quarterly report.
The recent surge in U.S. Treasury yields and mortgage rates has been a major headwind. The 10-year Treasury yield has climbed to 5.33%, while the 30-year yield reached 5.71%. Mortgage rates have risen to their highest level in over three years. Because agency MBS are fixed-rate instruments, their prices fall when yields rise, directly impacting AGNC's book value and earnings.
AGNC employs hedging strategies using swaps, Treasury futures, and other derivatives to mitigate interest rate risk. However, these hedges primarily address duration, not the full convexity profile, and mortgage spreads often widen during rate shocks. Additionally, the company's funding costs tend to increase in such an environment, further squeezing net interest income.
In its most recent quarter, AGNC reported net interest income of $305 million and total income exceeding $654 million. Despite these figures, the stock has underperformed broader market indices. Year-to-date, AGNC's total return stands at -12.67%, compared to the S&P 500's +14.90% and Realty Income's -1.55%.
Technical analysis points to further downside
The weekly chart reveals a classic double-top pattern, with peaks at $11 and a neckline at $8.88. This bearish reversal pattern often signals a trend change. The stock has already broken below the 23.6% Fibonacci retracement level of $9.40 and is trading under its 50-week exponential moving average.
The Average Directional Index (ADX) has turned upward to 23.8, indicating strengthening downward momentum. Based on this technical setup, the next potential support level is the 50% Fibonacci retracement at $7.55. A move above the $8.88 resistance would invalidate the bearish outlook.
While the 17% dividend yield may attract income-focused investors, the ongoing pressure from rising rates and the bearish chart pattern suggest caution. The company's ability to maintain its dividend will depend on stabilizing mortgage rates and managing its leverage effectively.
